Published South African demolition rates run from R150 to R900 per square metre of floor area, a six-fold spread across the sources that quote one. Demolition is priced per square metre, and on identical buildings the rate moves by a factor of two or more with access, attachment to neighbouring structures, strip depth and the age of the building. What published South African demolition rates say

Four South African sources publish a rate per square metre for residential demolition. They do not agree with each other, and the gap between the lowest and the highest is six-fold.

One pattern runs through that table. The three lowest figures come from calculator and price-guide websites. The highest comes from MD Demolition and Construction, the only one of the four that is an actual demolition contractor putting machines on sites. A contractor quoting R400 to R900 and a price guide quoting R150 to R400 are describing the same work.

Two further cautions apply to every figure above. None of the four is Cape Town specific, and three of the four describe Gauteng. Cape Town carries constraints Gauteng does not: a disproportionate share of pre-1966 stock behind the Section 34 heritage gate, water-restricted dust suppression, party walls through Woodstock, Salt River and Observatory, and landfill distances that vary widely across the metro. Each of those pushes a Cape Town rate up rather than down.

Floor area matters, but two identical 120 m² houses can differ by more than double: one detached on an open plot in Brackenfell, the other terraced with no side access in Woodstock and built in 1910.

Why a published rate is not a quote

The rates above are what other South African sources publish. They are a starting reference, not a price for a specific building, and the six-fold spread between them is the reason. The same rate per square metre covers jobs that differ by more than double once access, attachment and strip depth are known. How much does demolition cost per square metre in Cape Town?

Published South African rates run from R150 to R900 per square metre of floor area. The lower figures, R150 to R450, come from price-guide and calculator websites; the R400 to R900 band comes from a working demolition contractor. None of those figures is Cape Town specific. On identical buildings the rate still moves by a factor of two or more with access, attachment to neighbouring structures, strip depth and building age, all of which move the price more than floor area does. Why will nobody give me a demolition price over the phone?

A firm price given without a site visit is a price for the easy version of the job, and it gets revised once the contractor arrives and sees the access. Access and attachment change the method rather than just the effort, and method is what sets the rate.

What makes one demolition more expensive than another?

Machine access is the largest single factor. A structure a machine can drive to costs far less than an identical one reached through a narrow side passage where every load moves by barrow. Attachment to a neighbouring structure and an age over 60 years are the next two.

Does salvage reduce what I pay?

Yes. Structural steel, roof sheeting and Oregon pine timber carry real resale and scrap value, and that value is credited against the quote as a separate line rather than kept by the contractor. On a steel-framed building the credit offsets a substantial share of the cost.

Is rubble removal included in a demolition quote?

Yes. Load-out, site clearance and disposal at licensed facilities are part of the scope, and disposal is a named line on the quote with the receiving facility identified. A quote that does not mention disposal is a quote that has not priced it.

Why is a quote for an old house higher?

A structure built in or before 1966 falls under Section 34 of the National Heritage Resources Act, which requires a Heritage Western Cape permit and can attach recording or salvage conditions. Older Cape Town houses are also more likely to be terraced or semi-detached, which forces hand demolition near the party wall.
